Can you hold a place before I apply?
Unfortunately, we cannot hold a property before you apply. Properties are available on a first-come, first-qualified basis, and we encourage interested applicants to submit their applications promptly to secure their desired property. -
Do I pay first month’s rent and last month’s rent with my security deposit?
The first month's rent is required at lease signing and also serves as the deposit to hold the home. In Rhode Island you cannot collect the first, last and security. The security deposit is typically one months’ rent and due a week before move-in. -
How old do you have to be to apply?
Applicants must be 18 years or older to apply for a rental property with Zanno Property Management. All applicants of this age are required to complete a separate application and will be considered part of the lease agreement. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided that the property is returned in the same condition as when you moved in, aside from normal wear and tear. Any charges for damages or unpaid rent will be deducted from the deposit. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet certain criteria, such as credit score minimums, income requirements, or rental history standards. Cosigners are typically needed for students or individuals with limited credit history. -
You have a property I want to rent. How do I apply?
To apply for a property, please visit our website where you can find the listing and click on the 'Apply Now' button. You'll need to fill out the application form and submit the necessary documentation, such as proof of income and identity verification. -
How do I pay rent?
Rent must be paid online through our resident portal, which is convenient and secure. -
I want to get a pet. What do I do?
First, check your lease agreement to see if pets are allowed in your rental property. If they are, contact us at Zanno Property Management to discuss the process, which may include an additional pet deposit or fee, and to update your lease agreement accordingly. -
I want to move out, but my roommate wants to stay. What do I do?
Please notify Zanno Property Management of your intention to move out. We will review the lease terms and guide both you and your roommate through the process, which may include altering the existing lease agreement, having your roommate reapply, or needing to relist the home. -
My lease expiration is coming and I want to move out. What do I do?
Notify Zanno Property Management in writing according to the notice period specified in your lease agreement. We will provide you with the necessary move-out instructions and information on the security deposit return process. -
Who is responsible for paying for repairs & maintenance requests?
Routine repairs and maintenance are typically the responsibility of the property owner. However, if damage is caused by resident negligence or misuse, the resident may be responsible for the repair costs. For any maintenance requests, contact Zanno Property Management immediately so we can assess and address the issue promptly.
