How and when do I get my checks?

We have a streamlined rent collection process, utilizing online payment systems for resident convenience and efficiency. This ensures timely rent collection and reduces the likelihood of late payments. -
How long of a lease do you sign?
Our standard lease term is one year, but we can accommodate different lengths based on your preferences and the specific needs of the property and market conditions. -
How much security deposit do you charge the tenant?
The security deposit amount cannot exceed one (1) months’ rent in Rhode Island. We ensure it is sufficient to cover potential damages while being fair to the resident. -
How soon can you start managing my property?

We recommend allowing pets and offer a pet damage guarantee of either $1,000 or $3,000 depending on the chosen management plan. -

Does Zanno Property Management offer a resident placement guarantee?
Yes, we offer a resident placement guarantee. If a resident we place breaks their lease within the first 12 months, we will re-lease the property at no additional cost. -
How updated does my property need to be to rent it out?
The quality of your property directly impacts the caliber of residents it attracts. We recommend that your property be updated and clean to meet Rhode Island's habitability requirements and attract quality residents. Our team can assist in getting your property rent-ready. -
Who handles property maintenance?
All maintenance, including emergency repairs, is managed by us using pre-screened, high-quality vendors. -
Is there a maintenance or escrow reserve requirement?
Yes, we require an escrow reserve, typically $500, which is your money held in a trust account for your property. It is used for expenses arising between rent collections and is maintained throughout our management. Upon termination of our services, this reserve is returned to you. -
Who manages the security deposit return when a resident moves out?
Upon resident move-out, we conduct a property check-out and manage the security deposit return process, withholding funds legally and appropriately. Our process complies with Rhode Island state law regarding security deposits. -
Can I do my own property repairs or use my own vendors?
You may handle repairs or use your own vendors while the property is vacant. However, for resident safety and compliance, we use our pre-screened vendors when the property is occupied. If you have preferred vendors, please provide their details, and we’ll consider adding them to our network. -
Can I use a home warranty company?
We generally advise against using home warranty companies due to their often delayed and subpar service. -
